Our firm performs three primary services:
- We are appraisers of commercial property. However, in the unfortunate instance of eminent domain, we also are very experienced in the appraisal of commercial and non-commercial properties (vacant residential, improved residential, special-purpose properties, etc.) as it relates to a total taking or a partial taking of a property.
- Our firm provides the valuation studies for lending institutions, for corporations needing to know their asset value, and for many law firms and/or their clients throughout Florida, Virginia, North Carolina, and Georgia for litigation support as well as everyday appraisal needs. We have been qualified as experts in the Federal and Circuit Courts of Florida and the circuit court of Virginia. As such, we have significant experience as expert witnesses throughout the southeast.
- We act as consultants in the areas of lease negotiations, sales negotiations, highest and best use studies and other matters relating to the profitable use of commercial real estate.
- We are able to derive workout solutions for those properties which have defaulted on loans. By combining all of our knowledge and experience, we are able to know the most feasible solutions for problem properties and implement the plan.
- Matthew P. Ray, MAI, has also been appointed as a Receiver by the Seventh Judicial Circuit Court of Florida.
Together, with our relationships with brokerage firms, our firm has great synergistic value for our clients. Through our brokerage and development history, we bring hands-on experience and knowledge to the appraisal side of our business. Equally important, we bring our valuation knowledge to the development process for our clients’ benefit.
